Dazzling the judges and buyer with its unique, modern industrial look, this striking Hebel clad home sold for a massive $530,000 above an already ambitious reserve. Real estate agent Kevin Chokshi of Ray White Cheltenham represented this house in Hampton, VIC and gave insight into how important curb appeal is in adding value to a home.

Hebel PowerPanel^XL was used for the contemporary façade and rendered with a concrete-look finish. Chokshi believes the façade is the most important element of a home when it comes to sale price. “Especially with a luxury property I think the facade plays a pretty big role,” he adds, “because it’s the first thing you see. If they like the photo, they’ll go on a date.”

The modern appearance and use of Hebel was partly responsible for the successful auction result Chokshi noted, as it gave a bold, unique look compared to other homes in the area. “There’s not many people who are seeing that sort of look,” he said. “A lot of the homes in Hampton are older. Those who did see it were impressed by the fact that it looks just so different to the average home that they see.”

The use of the dark palette gave a high-end, luxury feel and Chokshi notes that it helped to position the home to more luxury buyers in the market, as reflected in the final price. “The dark colour was an interesting choice and for most people, it worked well,” he says. “Some people thought it was a bit too dark. However, the majority thought that it made the house look more elegant because darker colours generally are associated with luxury.”
